A request to rezone from AR2a to SP zoning for property located at 14656 Old Hickory Boulevard, at the southern terminus of Harris Hills Lane (81.38 acres), to permit 291 single family residential homes, requested by Anderson, Delk, Epps and Associates, applicant; Cameron Properties, owner.
Metropolitan Planning Commission action: On, December 9, 2021, the Commission recommended to the Metropolitan Council approval with conditions and disapproval without all conditions of this proposal.

It appears the developer listened to some of our community concerns and does not intend on building any multi-family apartment units and also designed it with a relatively generous amount of open space between Oak Highlands and Cauthron Property. However, it is noted that there does not appear to be a landscaping buffer between the communities. There is also concern about the dangers of adding an entrance to a new community on a curved, hilly area on Old Hickory with extremely limited sight distance. The developer also did not follow the Cane Ridge Community Guidelines.
For those following the 14656 Old Hickory BLVD property rezoning bills (BL2022-1061 & BL2022-1062), Councilman Rutherford deferred this legislation until July (there is no Public Hearing in June due to the Budget process). Hopefully in that time the development team will further engage the community. The Metro Council will make the final decision to approve or disapprove this request: Council Bill No. BL2022-1061, Case 2021SP-080-001.
